ADU

An ADU is a secondary unit on the same property as a single-family home.

A detached building, like a guest house or a garage, or a portion of the main house, such a basement apartment or a converted attic, can both be considered additional dwelling units. “In-law units” or “granny flats” are other names for them. ADUs can serve as a guest house, rental apartment, home office, or residence for an adult child or aging parent. Due to their ability to generate more living space or rental money, they are well-liked by homeowners.

JADU

A junior ADU is a smaller version of an accessory dwelling unit.

Built on the same property as a single-family home, a JADU is a self-contained living area that is smaller and has less facilities than an ADU. The size limit for junior ADUs in California is 500 square feet, while the limit for normal ADUs is 1,200 square feet. Junior ADUs are also subject to different regulations, such as reduced setbacks or less stringent parking requirements. It’s worth noting that the terms “junior ADU,” “micro ADU,” and “mini ADU” are not used consistently across different jurisdictions. Each jurisdiction has different requirements for these units, including size.

SB - 9

SB 9 permits splitting a residential lot into two separate lots.

On each property, homeowners are permitted to construct up to two additional dwelling units. These units must be at least 800 square feet in size and may be attached or detached. With the exception of historic districts and places at risk of wildfire, Senate Bill 9 is applicable throughout the entire state of California. SB-9 forbids local governments from enforcing additional regulations, like setbacks or minimum lot sizes.
